How to Make the Most Out of an Open House
The real estate industry is constantly evolving, but open houses have withstood the test of time. And there’s a reason they’re still around: Open houses are a great way for REALTORS® to create buzz about a property, attract potential buyers and get new clients. But before all of that can happen, you have to do a bit of planning and behind the scenes work. Here are some things you can do to host the perfect open house.

Spruce it Up
First things first, make sure that the home show-worthy. Depersonalize it so that people can visualize themselves living in it as they walk through. Get rid of any clutter and try to get the family pet out of the house as well. Also, consider partially emptying the closets to make them look bigger.

List Online
Our world is becoming increasingly more digital, so it’s only natural that the real estate industry is following suit. Listing your open houses online is an easy way to increase awareness and foot traffic. According to NAR, 90 percent of buyers searched online during their homebuying process. Announcing your open house on websites like realtor.com is a great way to reach all of the buyers who are searching the internet for potential homes.

Advertise
Strategically use open house signs to effectively advertise your showing. Put signs at major intersections to reach as many people as possible. Also, place an “open house ____” sign in front of the home one week before the showing so that neighbors can mark their calendars and tell their friends about it.

Provide Information
Give potential buyers a brochure with photos and the listing information so that they have everything in one place. Plus, a well-designed brochure can be great marketing material.
Another thing to consider is linking buyers to a website with detailed pictures of every room in the house. This way they can stay engaged with you during the tour and don’t have to worry about taking the photos themselves.

Consider the Time
Most buyers will hit more than one open house in a day, and most of those open houses will last from 2-4:00. Consider shifting your time to 3-5:00. This will allow more buyers to come to your showing, as it won’t directly conflict with the other homes on their list.

Provide Refreshments
People love free food, and providing refreshments and appetizers can make your open house stand out. You can even serve food and drinks that play off of the home’s style for a fun showing that everyone will remember.
