June 2021 Market Statistics

Statewide market statistics for June of 2021 are in, and Missouri’s housing market is on fire. We have experienced an increase across the board—in residential properties sold, residential sale price and total dollar volume in the state of Missouri. Although, at this point, national trends do indicate that things may simmer down sometime soon.

The only thing hotter than the weather is Missouri's real estate market! Here are the numbers to prove it.

  • Home sales in the state of Missouri increased since last June. Missouri REALTORS® sold 9,925 residential properties. This was a14.8% increase compared to June 2020, when Missouri REALTORS® sold 8,643 residential properties. 
  • Of those sales, the average residential property sold for $273.837. Compared to the average sale price of $223,887 in June of 2020, there was a 22.3% increase.
  • The median residential sale price also grew substantially, from $189,900 in 2020 to $227,250 in 2021. This is a 19.7% increase.
  • In terms of dollar volume, Missouri REALTORS® saw an increase of 40.5%. We brought in over 2.7 billion dollars in June of this year compared to 1.9 billion for the same time period last year.

From a national perspective, REALTORS® across the United States experienced similar trends. However, according to the realtor.com June Housing Data Release, there are early indications of a notable shift in the national housing market. “Newly listed homes, while still low, continued to rise in June, diverging from a typical seasonal decline in new listings from May to June.”

The report continues, “Meanwhile, the inventory of active listings and time on market is decreasing less precipitously, and home listing price growth has decelerated for the second month in a row.”
